Renovating an apartment in a panel building and in brick construction look similar at first glance — but technically they differ in fundamental ways. These differences affect the price, the process and what is and isn’t possible.
Panel buildings: What’s specific
Panel buildings were constructed mainly between 1960 and 1990 from prefabricated concrete panels.
Load-bearing structures — what can’t be demolished: In a panel apartment, the load-bearing elements are determined by the type of panel. Without a structural assessment, no wall can be demolished. Any intervention in the load-bearing structure requires approval from the building manager and a structural engineer.
Electrical installation: The original electrical installation is often made of aluminium conductors (Al), which are less safe and incompatible with modern appliances. Replacement is necessary with any more comprehensive renovation.
Drains and water services: Vertical drains run in shared installation shafts. Relocating a washbasin or shower is only possible within horizontal reach of the existing shaft.
Typical problems: moisture in the corners (thermal bridges), original cast-iron drains, old aluminium electrical wiring, unsuitable windows.
Brick buildings: What’s specific
Brick buildings from the turn of the 19th and 20th centuries or from the interwar period are a different world.
Greater layout flexibility: Internal partitions in brick buildings are usually non-load-bearing — they can be demolished and new ones built (after checking the structure). Layout changes are more realistic than in a panel building.
Historical elements: Brick buildings often have wooden ceilings (beams), old windows with historical frames and prominent stucco. These elements need to be preserved or repaired professionally — damaging them is difficult to put right.
Moisture and structure: Old brick buildings can have problems with rising damp or cracks. We recommend a visual building survey before renovation.
Greater variability of condition: An apartment after a 2010 renovation and an apartment with original services from 1920 are completely different jobs.

What applies to both types?
Always a survey first, then the budget. A reserve of 10–15 % for unforeseen findings. Coordination of trades is crucial in both cases.
